“All trades” refers to all the technical and finishing trades involved in a construction project: structural works and demolition, electrical systems (power and low-voltage), plumbing and sanitary installations, HVAC (heating, ventilation and air conditioning), floor and wall finishes, joinery, partitions, suspended ceilings, lighting, signage and fit-out. Each trade is a separate discipline, with its own contractors, schedule and coordination requirements.

When ECOOR acts as a full-service general contractor, it means there are no excluded trades, no grey areas between contractors and no gaps in responsibility. We coordinate every aspect of the project under a single contract. If an issue arises at the interface between two trades, it becomes our responsibility—not yours. This comprehensive scope is what changes the relationship: you focus on the result you want to achieve, and we take responsibility for delivering it.

A fixed price is not simply announced—it is built. At ECOOR, it is the result of a rigorous design and planning phase carried out by our in-house engineering department before any work begins. We carry out site surveys, assess technical and regulatory constraints, prepare construction drawings, and produce detailed cost estimates, trade by trade, based on the plans provided by the client or their architect.

This preparatory work allows us to establish a comprehensive budget, with no hidden allowances or adjustment clauses during construction. The price we quote is the price we commit to. If unforeseen conditions arise during the works—as they can on any construction project—our role is to absorb them within our organisation rather than systematically passing the additional cost on to you. This is what the performance commitment of a full-service general contractor means in practice.

An ECOOR project is structured in four stages. First comes the project definition phase, where we discuss your operational constraints, timeline, quality expectations and target budget. This is also when we assess the project’s technical and administrative feasibility.

Next comes the design and planning phase: site surveys, regulatory assessments, preparation of construction drawings, and detailed cost estimates. At the end of this stage, you receive a fixed price and a structured project schedule before making any final decision.

The construction phase can then begin. Our Construction Department takes over, coordinates our partner contractors and oversees the day-to-day progress of the works. A dedicated project manager remains your single point of contact from day one through to final handover.

Finally, the handover includes all compliance documentation, warranties and post-completion support to address any outstanding items. From project definition to handing over the keys, every stage is planned, shared with you and fully managed by our team.
